Our valuation model analyzes recent sales of structurally similar properties within a geo-weighted radius — normalizing for square footage, bed/bath count, lot size, and age. Sales within 90 days carry higher weighting.
Hyper-Local Market Context
Valuation accuracy depends heavily on neighbourhood-level signals — school district ratings, proximity to transit, walkability scores, and local supply/demand ratios. These signals are integrated into every estimate.
Price Trend Projection
Beyond today's value, our Decision Engine projects 3, 6, and 12-month price trajectories based on inventory movement, days-on-market trends, and sales-to-list ratio momentum in the local market.
Confidence Scoring
Every estimate includes a confidence score reflecting data density in the area. In data-rich urban markets, confidence is high. In rural or sparse-transaction markets, the score signals appropriate uncertainty.
